Fauquier County is high-income horse and wine country on the Northern Virginia commuter edge, with Warrenton as the retail and office center and the US 29, US 17 and US 15 corridors feeding I-66 traffic toward Gainesville and the Beltway. Development is tightly channeled by the county's long-standing service district policy and agricultural and conservation easements, so outside Warrenton, Bealeton, New Baltimore and Vint Hill there is little prospect of public water and sewer or dense zoning.
