Pima County, Arizona
Pima County anchors the Tucson metropolitan area, Arizona's second-largest market after metro Phoenix, with roughly 1.07 million residents concentrated in the Tucson basin. Its employment base is led by the University of Arizona, Davis-Monthan Air Force Base and a long-established aerospace and defense cluster centered on Raytheon/RTX missile production near Tucson International Airport, giving the county a higher share of institutional and federal payrolls than most Sunbelt markets. Housing demand is shaped by a substantial retiree and seasonal-resident population in communities such as Green Valley, SaddleBrooke and Oro Valley, alongside student-driven demand around the university. Growth has been slower and more geographically constrained than metro Phoenix, since extensive federal, state trust and tribal land limits developable supply, so new residential construction concentrates in the northwest (Marana, Oro Valley) and southeast (Sahuarita, Vail) corridors.
