DeKalb County, Georgia
DeKalb County wraps around Atlanta's east side, split between the walkable, high-demand core of Decatur and Druid Hills — anchored by Emory University and the CDC's Atlanta headquarters — and the more diffuse, largely built-out suburbs stretching along I-285 and I-20 toward Stonecrest and Lithonia. The northern tier, including Brookhaven (headquarters to AT&T Mobility) and Dunwoody, functions as an extension of the Perimeter office market, while Chamblee and Doraville are mid-transformation from industrial and retail corridors into transit-oriented mixed-use nodes around MARTA stations. DeKalb spans some of metro Atlanta's most affluent, historic neighborhoods alongside lower-cost working-class suburbs, giving brokers an unusually wide spread of price points within one county. With little vacant land left, most activity centers on redevelopment, infill, and adaptive reuse rather than new ground-up construction.
